The clean that holds up to inspection.
Robsam Cleaning is a Leicester contractor working in hot water extraction, dry extraction and steam — for offices, communal areas, hard floors and the carpets that show every shortcut.
Hot water extraction
Heated solution goes into the pile under pressure and comes straight back out with the soil. The deepest of the three, and the one for carpet that takes real traffic.
Deepest clean
Dry & low-moisture extraction
Far less water, so a hallway or an office floor is back in use in a fraction of the time. The method for a space that cannot be closed off.
Back in use fast
Steam & sanitising
Heat for hard floors, washrooms and high-touch surfaces, with deodorising and disinfecting where a space needs it rather than everywhere as standard.
Hard floors & washrooms
How a deep clean actually goes
Five steps, in this order, every time. The order is what separates a deep clean from a wet one.
- 1
Survey
We look at the space, the fibre or floor type and the traffic it takes, then say what is realistic and what it costs. If a carpet will not come back, we say so rather than sell a clean that cannot deliver.
- 2
Pre-treat
Spots and the heavy-traffic lanes are treated first and left to dwell. Skipping this is the usual reason a cleaned carpet still looks tired — it is the step that decides the result.
- 3
Extract
Hot water extraction where depth matters, dry extraction where the space has to stay open. Either way the soil leaves the building instead of being redistributed across it.
- 4
Groom & dry
The pile is set back the right way and airflow goes on. Drying time is planned around when you need the room, not left to chance.
- 5
Walk it
We go back over the work with you before we leave, while we still have the equipment on site to put anything right.

How a contract works
Most of our work is recurring — offices and communal areas cleaned on a schedule, with specialist work booked in on top when a floor or a carpet needs it.
A Leicester limited company since 2023. Company no. 14567795.
- Cleaned around your hours, not across them
- Tell us the window that works — before opening, after close, or overnight — and the work happens inside it. Nobody is hoovering round a meeting.
- Our own equipment and materials
- Extraction machines, floor equipment and consumables come with us as standard. If you would rather we used your own products in your building, we will.
- One person who knows your building
- You get a single point of contact who has actually seen the site, instead of a different number and a fresh explanation every time.
- A specification you can hold us to
- What gets cleaned, how often, and to what standard is written down before the first visit — so a dispute is a document, not an argument.

Where we work
Based in Leicester and working across Leicestershire. Commercial work travels further than domestic — if you are not sure whether you are in range, ask.
Leicester, LE3
Registered office at 2 Kirby Road, Leicester.
Tell us about the space.
Quotes are based on the actual building, so the more you can say up front, the closer the first number will be.
- The kind of space — office, communal block, unit, or a home
- Roughly the floor area, or the number of rooms
- What needs doing, and whether it is one-off or recurring
- When you need it, and the hours we would be working in
